Why 12 months?

Because a site needs a few months before Google trusts it and before you have enough quote requests to tell what is working. If it has not produced a job in 90 days the 12 months is off anyway, so the only way you are locked in is if it is already working.

Do I own the site?

Yes, and the domain. If you walk away at month four or month fourteen, it is yours and I will hand over everything needed to move it somewhere else. I am not holding your website hostage to keep you paying.

I already have a Facebook page. Is that not enough?

It is doing more than you think, which is exactly why this works. The gap is that Facebook gives somebody no way to ask you for a price except a message you will see hours later. We are not replacing your page. We are giving it somewhere to send people.

What if I do not have good photos?

Almost nobody does, and phone photos from the truck are fine. If you genuinely have nothing, I will tell you what to shoot and it takes about twenty minutes on your next job.

Is $299 a month on top of ads?

There are no ads in this and none required. If you later decide you want to run them, that is separate and you would pay the platform directly. I will not push you there until the site is proving itself on its own.
